Coastal Window Treatments and What Salt Air Does

A house near the water is hard on everything at the window. Salt, damp and bright light off the bay all take their toll, and some materials cope far better than others.

Why the Water Wears Things Out

Live close to the bay and you notice it on the car, the garden furniture and the outside of the windows. The same air comes indoors every time a window opens. That is why coastal window treatments have to be chosen with more care than the same products a few miles inland. Three things work on them at once: salt carried in the air, damp that hangs in the house for much of the year, and light reflected off the water that is brighter than the sun alone.

None of that means a waterfront house cannot have lovely windows. It means choosing materials that hold up, and setting them up so they are easy to care for.

Salt, Damp and Light

Salt

Salt settles as a fine film on every surface near an open window. On metal parts, such as brackets, headrails and the hardware inside a blind, it can encourage corrosion over time. On fabric, it attracts moisture and dust, so a shade near the water gets grubby faster.

Damp

Sea air carries moisture, and older coastal houses often stay damp through spring and autumn. Real wood takes in that moisture and can swell or warp. Fabric that stays damp can mark or grow mildew, especially in folds that stay closed for days.

Light

Sunlight bouncing off the water reaches deep into a room and hits treatments from below as well as above. That extra light speeds up fading in fabric and finishes.

The Houses That Feel It Most

The cottages and shingled capes near Mount Hope Bay and the Sakonnet take all three at full strength. Many are close enough to the shore that a window open on a summer afternoon lets in salt air, and some were built as summer places, with rooms that stay closed and damp in the winter months. Windows facing the water get the reflected light; windows on the windward side get the wind and spray.

On Newport’s Point, historic sash sits right by the harbour. The windows are worth protecting, and the rooms behind them often hold fabric and furniture that matter to the owners.

Further inland the problem eases but does not vanish. The mill-era three-deckers and Victorians in Fall River and Pawtucket sit close to the rivers and the bay, and the 1950s capes and ranches across Somerset and Seekonk feel damp air on still, foggy days. The thinking behind choosing for the coast is useful here too, especially in basements, sunrooms and porches.

What Tends to Hold Up

There is no single answer for coastal window treatments, but some broad choices suit a house by the water.

Faux wood over real wood

Faux wood blinds do not take in moisture, so they keep their shape in a damp room. They give the look of wood without the worry, and they wipe clean when salt film builds up.

Shutters made to the frame

Plantation shutters are a sturdy, lasting choice. They sit in the frame, open on hinges and tilt by hand, so there are few small parts to wear. We look at the room’s exposure when we talk through which shutter material suits it.

Fabrics chosen for the conditions

Light, synthetic fabrics and solar weaves cope with damp and sun better than heavy natural fabrics. A solar shade also keeps the view of the water, which in a waterfront room is usually the point.

Drapes bring softness to a coastal room. A lining protects the face fabric from sun, and hanging drapes so they clear the glass and the sill keeps them out of condensation.

Small Parts Show Wear First

On coastal window treatments, it is usually the small parts that give out before the fabric or the slats: a tilt that stiffens, a cord that frays, a headrail that starts to stick. The fewer small moving parts a treatment has, the less there is to wear. Cordless lifts, wands in place of tilt cords, and motorised operation by remote or wall switch all keep hands and hardware to a minimum. If a blind or shade you already own has a frayed cord or a sticking headrail, our blind and shade repair service covers restringing, cords, wands and headrails.

Setting Up for Easy Care

The best coastal window treatments are the ones that are easy to keep clean, because regular light care is what makes them last.

  • Choose treatments you can dust and wipe where they hang
  • Leave shades raised on dry days so the folds can air
  • Open windows on calm, dry days rather than when fog or spray is about
  • Wipe a light salt film from faux wood and shutters with a damp cloth, then dry
  • Dust fabric shades regularly, and never raise a shade while it is damp

Our guides to cleaning fabric shades and cleaning wood and faux wood blinds go through each routine step by step.

Sunrooms and Porches by the Water

A sunroom or enclosed porch facing the water is where coastal conditions bite hardest. Glass on several sides lets in the reflected light, and the room often runs cooler and damper than the rest of the house.

Roller shades on every window give clean lines and handle the light well. Motorised shades, run by a remote or a wall switch, are worth a look when the windows are tall, wide or tucked behind furniture, and they mean fewer hands on the fabric. Matching every window keeps a glass room calm whatever the weather outside.

How We Choose With You

When we measure in your home, we look at how close the house sits to the water, which windows face it, which rooms stay damp and how each room is used. Then we suggest coastal window treatments that suit each room, not one answer for the whole house. You can compare materials and fabrics in the Swansea showroom, where we can show you how each one feels and wears, or we can bring samples to you.

Questions About Homes Near the Water

Are real wood blinds a bad idea near the coast?

Not always, but in damp rooms facing the water, faux wood keeps its shape better and is easier to care for.

Why do my shades get dirty so quickly?

Salt in the air settles on fabric and attracts moisture and dust. Regular dusting keeps it from building up.

What helps with glare off the water?

A solar shade cuts glare while keeping the view. Angled shutter louvres help too.

Do shutters suit a beach cottage?

Yes. Shutters are a sturdy, classic choice for cottages and capes, and they suit the shingled style well.

Should I leave shades down when the house is closed up?

Raised is better if the room stays damp, so the folds can air. If the sun is strong, a light filtering shade lowered part way protects the room without trapping damp.
